Your Path to Becoming a Licensed Real Estate Agent in New York

Step 1: Meet the Basic Requirements

To become a licensed Real Estate Salesperson in New York, you must:

  • Be at least 18 years old
  • Have a valid government-issued photo ID
  • Be legally eligible to work in the United States
  • Be sponsored by a licensed New York Real Estate Broker before your license can be activated (Department of State)

Step 2: Complete the Required Education

New York requires all prospective real estate salespersons to complete 77 hours of approved pre-licensing education through a state-approved real estate school.

During your coursework, you’ll learn topics including:

  • Agency Relationships
  • Fair Housing
  • Contracts
  • Ethics
  • Property Ownership
  • Financing
  • Closing Procedures
  • Real Estate Mathematics

Upon successful completion, you’ll receive a certificate qualifying you to take the New York State licensing examination. (Department of State)


Step 3: Pass the New York State Licensing Exam

After completing your education, you’ll schedule and take the New York State Real Estate Salesperson Examination through the Department of State.

Step 4: Choose the Right Brokerage

One of the most important decisions you’ll make is selecting the brokerage that will sponsor your license.

Step 5: Apply for Your License

Once you’ve:

  • Completed the required education
  • Passed the state examination
  • Selected a sponsoring broker

you’ll submit your application through the New York Department of State’s licensing system. Your sponsoring broker authorizes your application before your license is issued. (Department of State)
